广州市老旧残代管房屋维修改造管理探究

Research on the Maintenance and Renovation Management of Old Disabled Houses in Guangzhou

  • 摘要: 在城市建设发展中,早期的房屋建筑往往都出现了不同程度的老旧破损、设施老化或缺失、结构耐久性下降等问题。而老旧房屋的维修管理和改造是一项复杂的社会管理难题,其涉及到城市规划、社会治理、经济投资和居民生活等多个方面。本文结合广州市老城区老旧残代管房的现状及使用中出现的各种问题,分析了老旧残代管房屋维修改造中需解决的难点、重点,阐述了维修改造方案应坚持安全性、经济性、实用性、施工便利性原则,优先选择与原材料相似的材料,以保持建筑外观和质感的连续性。提出了针对各种问题相应的维修处治对策,以期为推动老旧房屋维修改造提供一些技术参考和借鉴。

     

    Abstract: In the development of urban construction, early building structures often suffer from various problems such as varying degrees of aging and damage, aging or missing facilities, and severe decline in structural durability. The maintenance, management, and renovation of old houses is a complex social management challenge that involves multiple aspects such as urban planning, social governance, economic investment, and resident living. This article combines the current situation and various problems that arise in the use of old and dilapidated housing in the old urban area of Guangzhou, analyzes the difficulties and key points that need to be solved in the maintenance and renovation of old and dilapidated housing, and explains that the maintenance and renovation plan for old housing should adhere to the principles of safety, economy, practicality, and construction convenience, prioritizing the selection of materials similar to raw materials to maintain the continuity of the building's appearance and texture. Corresponding maintenance and treatment measures have been proposed for various specific problems, in order to provide some technical references and reference for promoting the maintenance and renovation of old houses and improving the living environment of residents.
