软弱土层条件下老旧建筑物中的共墙保护施工技术研究

Research on the Construction Technology of Common Wall Protection in Old Buildings under the Condition of Soft Soil Layer

  • 摘要: 城市更新中,老旧建筑常利用共用墙体提高空间利用率,但相邻建筑物拆除后,共墙普遍出现材料老化、承载力不足等问题;同时,老旧街区交通狭窄、缺乏吊装机械,使共墙加固面临施工效率低、定位及安装精度控制难的困境。本文以广州酒家文昌路店升级改造工程为依托,分析了软弱地层条件下老旧共墙保护施工的重点与难点;在此基础上,提出了软弱土层条件下共墙保护结构基础施工技术以及利用原有结构体系转换的共墙保护技术,进一步设计新增钢柱与原有混凝土梁的新型节点,形成成套施工方案。研究结果表明:采用该施工工艺后,施工工期缩短24%,综合成本降低20%,且全过程无需大型吊装设备,适应狭窄场地。本研究形成的软弱地层老旧共墙保护成套技术,兼顾安全、效率与经济,可为同类城市更新项目提供可复制的工程范例与技术参考。

     

    Abstract: In order to economize space and enhance space utilization, shared walls are sometimes employed in buildings. During the renovation process of old buildings, when adjacent buildings are demolished, shared walls often encounter the current situation of material aging and wall failure. As most old renovation projects are simultaneously situated in environments with inconvenient transportation and the absence of auxiliary hoisting machinery, there are considerable problems in terms of construction efficiency, positioning, and installation accuracy control for the overall reinforcement of old shared walls. To shorten the construction period and guarantee the installation accuracy and quality, this paper takes the upgrading and renovation project of Guangzhou Restaurant on Wenchang Road as an example, analyzes the key points and difficulties of the protection construction of old shared walls under the condition of soft stratum, proposes the foundation construction technology for the protection of shared walls under the condition of soft soil layer and the protection technology of shared walls by converting the original structural system, and conducts research on the new node between the added steel column and the original concrete beam. The project effect inspection indicates that after adopting this construction technology, the construction period can be shortened by 24% and the cost can be saved by 20%. This construction technology can offer experience reference and certain referential significance for the protection construction of old shared walls under similar conditions of soft soil layer.
